A place to call home
Safe, stable transitional housing gives people the space and support to take their next step toward independence.
12 housing places per propertyHow One $300,000 Donation Helps Establish 10 Transitional-Housing Properties
Each property has an estimated purchase and rehabilitation cost of $300,000. We use hard-money financing to fund the majority of these costs, allowing the initial charitable donation to serve as the equity and financing-cost budget.
We allocate $270,000 per property towards acquisition and rehabilitation, with the remaining $30,000 reserved for hard-money financing costs, including fees, interest and legal expenses. This represents a conservative 10% financing-cost allowance.
$300,000 donation ÷ $30,000 allocated per property = 10 properties.
The Charitable & hard-money lenders provide the balance of the acquisition and rehabilitation funding. Once the properties are rehabilitated and refinanced with long-term commercial mortgages, rental income from nonprofit master leaseholders covers the mortgage payments and property costs. The projected surplus then provides ongoing funding for food banks and SNAP application guidance.
In this way, one $300,000 charitable contribution can help establish a portfolio of ten transitional-housing properties designed to generate lasting social impact in perpetuity.

Less friction. Greater access. One property is designed to create 12 transitional housing places. The overview illustrates 60 people housed over five years, assuming those places serve 12 new tenants each year.
That gives $1.080 million over five years for food banks and SNAP application guidance, assuming the properties generate the projected surplus each year.
The SNAP support service (coming Soon) would help families organize household information, identify missing documentation and prepare state-specific applications for review and submission.
The planned service aims to reduce administrative friction, not replace government benefits. SNAP eligibility decisions remain solely with the relevant state agency. The documents describe a future service, not a currently available application portal.
Productive properties can keep generating income year after year without requiring a new capital contribution for every year of support. Ongoing funding depends on occupancy, lease performance, costs and the productivity of the underlying real estate.
