Why 6%?

Originally we chose to keep the financial return straightforward. We believe 6% provides investors with an attractive financial return while allowing more of the income generated by the properties to be directed toward the mission. However, now investors can select their level of return. See below.

Your financial return

For a $300,000 investment over an assumed 10-year term: $18,000 income each year, $180,000 over ten years, and the return of the initial $300,000 principal.*

*Subject to the final investment structure and maturity/repayment terms.

Choose Your Return. Create Impact That Lasts.

At Perpetual Impact, we believe investors should have a choice in how they balance financial returns with social impact.

That is why we offer three annual return options, allowing you to select the rate that best aligns with your investment objectives:

6% Annual Return — For investors who prioritise long-term social impact alongside a more modest financial return.

8% Annual Return — For investors seeking a balance between financial return and meaningful, measurable social impact.

10% Annual Return — For investors seeking a higher financial return while still contributing to a lasting social mission.

Whichever option you choose, your investment supports our mission to provide affordable transitional housing for veterans and long term support for your charitable cause.

Our vision is simple: to build a sustainable model in which real estate generates recurring income that supports communities for generations to come.

You choose your return. Your investment helps create lasting impact.

Year one

What $300,000 creates

01

Housing

Your investment helps create a property providing 12 beds of transitional housing — somewhere safe and stable to live while people work toward greater independence.

02

Food

80% of the property's net income is allocated to food assistance. Target impact: 13 families receiving direct food assistance per property.

03

SNAP

Application and renewal support helps families access the government assistance for which they may be eligible.

YEAR TWO    the property is still operating, the nonprofit is still managing the transitional housing, and the income is still being generated. The investor doesn't have to make another investment for the program to continue forever.

Your impact return

Measured in lives changed.

120 veterans

Housed each year

Transitional housing places for every $300,000 invested. 10 properties acquired for each $300k.

432,000 meals

Provided each year

Plus more families helped navigate SNAP applications, renewals and benefits access.

1,200 veterans & 4,320,000 meals

After ten years

1,200 veterans housed and 4,320,000 meals were provided— and many more helped to receive their SNAP benefits.

Our business model

One donation. Ten properties.

We purchase brick-built or greystone 3-flat multi-homes in Chicago, each housing 12 veterans. With $300,000 in donations we purchase and rehab 10 properties using charitable & hard money loans (circa $270,000 per property, leaving $30,000 for interest, points and legal fees), then refinance into a 30-year commercial mortgage. The properties are master-leased to a Chicago nonprofit specialising in veterans' housing, and 80% of the net operating income goes to food banks and SNAP application support (or the charity of  your choice). The non-profit manages the properties day to day, screening tenants, leasing, collecting rent, providing day care and covering minor maintenance issues.

Over 30 years, one investment of just $300,000 could provide over 400 veterans with housing, plus food banks and SNAP guidance — with over $6.4m of support. Figures are planning estimates, not guaranteed outcomes.
